Cracked Brick Walls in Wagga Wagga: Foundation Issue or Not?

In Wagga Wagga, where reactive clay causes genuine structural movement, knowing the difference between a cosmetic crack and a foundation-related structural crack is genuinely important. The wrong diagnosis leads to either expensive unnecessary repairs or dangerous neglect.

This guide walks through how to read the crack patterns in your brick walls and what each pattern means in the context of Wagga’s specific soil conditions.


Understanding Brick Wall Crack Patterns

Brick and mortar have different mechanical properties. Bricks are strong in compression but brittle. Mortar joints are weaker and fail first under tension or shear. When a foundation moves, the stress pattern in the wall above tells you exactly what kind of movement produced it.

Diagonal Stepped Cracks

Appearance: Cracks that run diagonally but “step” along the mortar joints rather than cutting through bricks. The crack staircase up the wall, stepping left or right.

What it means: This is the classic signature of differential settlement, one part of the foundation has dropped relative to an adjacent part. The direction of stepping tells you which side has dropped: the crack opens on the lower (settled) side.

Common locations in Wagga: External corners of brick veneer homes, above door and window openings on the lower side of a floor slope, at the junction between original house and later extensions.

Foundation connection: Strong. Diagonal stepped cracks in external brick walls are almost always caused by foundation movement. On Wagga’s reactive clay, they are most often caused by edge-fall of the slab perimeter beam, or differential settlement between two adjacent footing positions.

Diagonal Cracks Through Bricks

Appearance: Diagonal crack cuts directly through the brick (not following the mortar joint). Bricks are split or cracked.

What it means: A crack that cuts through bricks rather than following mortar joints indicates higher stress than mortar-joint-following cracks. The mortar has not failed first, the brick itself has fractured. This indicates more severe or rapid movement.

Foundation connection: Strong. Cracks through bricks indicate higher magnitude or faster rate of differential movement. Requires urgent assessment.

Horizontal Cracks

Appearance: Crack runs horizontally, following a single mortar bed joint, for some distance along the wall.

What it means: Horizontal cracks in external masonry indicate lateral pressure against the wall (soil or water pushing outward) or severe differential heave lifting the wall off its footing. In retaining walls or basement walls, horizontal cracks are caused by soil pressure. In ordinary external house walls, horizontal cracks at mid-height can indicate overloading or severe differential movement.

Foundation connection: Potentially very serious. Horizontal cracks in external walls should be assessed by an engineer promptly.

Vertical Cracks

Appearance: Crack runs vertically through mortar joints or bricks.

What it means: Vertical cracks indicate tension, the wall is being pulled apart horizontally. This can result from thermal expansion if the crack is at the end of a long wall, or from differential settlement where two parts of the foundation have moved vertically in opposite directions (one up, one down).

Foundation connection: Can be either cosmetic (thermal movement at the end of a long wall) or structural (differential foundation movement). Location and context matter.

Map Cracking (Crazing)

Appearance: Fine network of cracks covering a large surface area, like a dried-up mudflat pattern.

What it means: Map cracking in render or external coating is a surface material failure, the render has dried out and shrunk. It is not a crack in the masonry or mortar.

Foundation connection: None, this is cosmetic. The render needs to be removed and replaced, but the underlying masonry is unaffected.


Internal Brick Walls vs External Brick Walls

Many Wagga homes, particularly those built in the 1960s to 1980s, have internal brick walls (load-bearing or partition). Cracks in internal brick walls are interpreted slightly differently:

Internal partition walls: Not load-bearing. Cracks in non-load-bearing internal brick partitions are typically cosmetic. They reflect general movement of the structure but are not a foundation loading concern. However, they still indicate foundation movement is occurring.

Internal load-bearing walls: Load-bearing internal walls are structural elements. Cracks in these walls need the same assessment as external wall cracks. In older Wagga homes, the central spine wall is often brick and load-bearing.

Separation at wall-ceiling junction: A gap opening between the top of an internal brick wall and the ceiling above is a particularly significant indicator of differential movement between the floor slab (on which the wall sits) and the ceiling structure (which is attached to the roof). This indicates the slab is moving relative to the roof structure.


Crack Patterns by Home Type in Wagga

Different construction types in Wagga show characteristic crack patterns:

Brick veneer homes (most 1970s, 1990s Wagga homes): The brick outer skin is non-structural, it clads a timber or steel frame. Cracks in brick veneer are caused by the frame moving (due to foundation movement) or by the veneer itself moving on its foundation tie. Brick on slab (1980s, 2000s construction in Kooringal, Ashmont, newer areas): Full brick construction on a concrete slab. The slab perimeter beam carries the wall load. When the slab perimeter drops (edge-fall), the wall above cracks. The characteristic pattern is stepped cracks rising from the lower foundation zone and meeting approximately at the midpoint of the affected wall.


How to Assess a Crack You’re Concerned About

Follow this sequence:

  1. Measure the width with a crack gauge or, at minimum, compare to a coin. A 20-cent coin is approximately 2.5 mm thick; the gap between the milled edges of a 10-cent coin face is about 1 mm.

  2. Note the orientation, stepped diagonal, straight diagonal, horizontal, or vertical?

  3. Find the highest point of the crack, the end closest to the area of highest stress/movement. Typically the end away from the foundation zone that has settled.

  4. Look for vertical displacement, run your finger across the crack. If one side is higher than the other, this is movement, not just cracking.

  5. Apply a tell-tale, a small plaster patch bridging the crack, dated. Re-inspect in 3 months. If the tell-tale has cracked, the movement is ongoing.

  6. Look for related signs, floor slope in the adjacent room, sticking doors, separation at skirting boards.

  7. Photograph everything with a ruler and date stamp.


When to Get an Inspection

Get a professional foundation inspection if:

  • Any external brick crack is wider than 3 mm
  • You can feel vertical displacement when running your hand across a crack
  • The crack pattern is stepped diagonal in external brickwork
  • Internal cracks are > 5 mm in load-bearing walls
  • You have multiple cracks forming a consistent directional pattern
  • Cracks are associated with sticking doors, sloping floors, or gaps at skirting boards

Don’t Just Repoint the Cracks

Repointing (filling mortar joints) and crack patching are cosmetic repairs. They make the wall look better but do nothing to address the foundation movement that caused the crack. On active reactive clay sites in Wagga, a repointed crack will re-crack in the next drying season.

Foundation crack repair should be the final step, done after the foundation has been stabilised. The sequence is: diagnose the foundation cause → fix the foundation → repair the cracking.
