Why cornices crack in the first place
A cornice sits at the internal junction between wall and ceiling, bridging two building elements that are fixed to different parts of the structure: the wall to the footing below, the ceiling to the roof framing above. In a stable house, wall and ceiling move together closely enough that the cornice’s flexible caulked or stopped joint absorbs the small differences. Not every cornice gap means foundation trouble. Cornices are also glued and stopped during construction, and a poorly adhered joint can separate for reasons that have nothing to do with the footings, particularly in a home’s first year or two. Ceiling sag: usually a different story
