Differential settlement in a slab home is not just an old-house problem. Why cut-and-fill estates are prone to it
Cut-and-fill site preparation is the standard method for developing land on sloping terrain. The engineer or contractor cuts into the high side of the slope to create a level building pad, and uses the excavated material to fill and build up the low side. The result is a flat platform.
The problem is that the cut side and the fill side of the same building pad behave fundamentally differently:
- The cut side sits on undisturbed, naturally compacted soil. It is relatively stable.
- The fill side sits on engineered fill that has been compacted mechanically, but which continues to consolidate under load over time, particularly when the fill material has reactive clay in it.
Even well-engineered fill on a reactive clay site will consolidate more over the first five to fifteen years than the undisturbed cut side. The slab over the fill zone settles; the slab over the cut zone does not. The joint between them becomes the cracking zone.

The symptoms of differential settlement in a slab home look different to those in an older timber-floor house:
Slab-edge cracking: Cracks that run along the base of external walls, particularly at corners, where the slab edge has moved.
Internal floor cracking: In tiled areas, grout joints crack or open. In polished concrete, fine hairline cracks develop, most visibly in raking light.
Corner cracks at door frames and windows: Diagonal cracks radiating from the top or bottom corners of openings are the standard slab-differential-settlement signature.
Sticking doors, especially interior ones: As the slab tilts, door frames go out of square. Ground-floor internal doors are the first to show this.
Gaps between skirting and floor: On a tilted slab, skirting boards installed level will show gaps at the low end.

Can resin injection fix differential settlement permanently?
Resin injection can stabilise an area of the slab by filling voids and improving sub-base density, and in some cases can lift a settled section. Its effectiveness depends on what is causing the movement. If the underlying fill continues to consolidate, re-settlement is possible over time. An engineering assessment will indicate whether the movement is likely to continue or has stabilised, which affects whether resin injection is a durable fix.
My builder says the cracking is within “tolerance”, is that right?
Australian standard AS 3600 and other residential building codes do set tolerances for slab construction and permitted deflection. However, “within tolerance at construction” is not the same as “within tolerance after settlement in service”. If your slab has moved beyond original construction tolerances, that is a defect regardless of whether the original pour was within spec. Get an independent assessment if you are unsure.
Does the cut-and-fill settlement eventually stop?
Fill consolidation typically decreases over time as the fill approaches its long-term compressed state. On reactive-clay sites, seasonal moisture cycling adds an ongoing component that may persist longer. Settlement in the first five to fifteen years is typically the most active; beyond that, most sites reach a lower-rate background movement level.
