Signs Your House Needs Restumping

Timber stumps are the silent load-bearers under a large part of Wagga’s housing stock, and they fail gradually enough that many homeowners don’t notice until the signs are hard to ignore. Quick visual signs above the floor

You do not need to go under the house to spot early stump deterioration. The first signs usually show up as changes in the way the house feels and functions:

Bouncy or springy floors: Stump deterioration often shows up as deflection, the floor gives slightly underfoot, or moves noticeably when you walk across it. This is different from the solid feel of a floor on sound bearers.

Sticking doors and windows: As stumps drop or lean, the house frame distorts and door frames go out of square. Doors that once swung freely start to stick at the top or bottom corner.

Gaps at skirting boards: Where the floor has dropped, gaps appear between the skirting board and the floor surface. A uniform gap around the whole room can be seasonal timber movement; a gap that is wide at one end and closes at the other suggests the floor has tilted.

Cracks above door frames or along cornices: Similar to footing settlement, stump deterioration causes frame distortion that shows up as diagonal cracks radiating from the corners of door frames or running along the line where the wall meets the ceiling.

Visible lean in the house or deck: Stand at the corner of the building and sight along the wall. Lean in the wall, a visible tilt to the veranda, or a deck that has dropped away from the main house are all worth investigating.

What to look for underneath (if it’s safe)

A sub-floor inspection can confirm stump deterioration directly. Safety note: only enter the sub-floor space if it is safe to do so. Check for animal nesting, debris, low clearance, and ensure you have adequate light and ventilation before crawling under a house. If in doubt, leave the sub-floor inspection to a professional.

If you can inspect safely, look for:

Rotten or soft timber: Press a screwdriver or pocket knife against the stump material. Timber that has rotted will be soft and crumble; you may be able to push the blade into it easily. Pay particular attention to the ground line, where the stump meets the soil, this is where rot typically starts.

Termite damage: Timber stumps in the Riverina are at risk of termite attack. Look for mud tubes running up the stump face, hollow-sounding timber when tapped, or frass (termite droppings) around the base. Termite damage and rot can occur simultaneously, accelerating stump failure.

Stumps leaning or tilting: A stump should be vertical. Any lean or lean to one side indicates the stump has moved, which means the floor load is no longer being transferred straight down to the ground.

Will restumping fix my sloping floor?

Restumping combined with re-levelling usually improves floor slope significantly, but does not always return a floor to perfectly flat, particularly in older homes where the frame itself has experienced some permanent distortion.
