Lean-To and Verandah Foundation Failure in Wagga Wagga: Causes and Costs

Why lean-tos and verandahs fail more often

Shallower footings. Lean-tos and verandahs were typically not designed by engineers. They were built by tradespeople following common practice of the era, often with stumps set in shallow holes or even sitting directly on the ground surface on a pad of concrete. These shallow foundations are far more susceptible to reactive clay movement than the main house footings.

Fewer support points. A large verandah may be supported by as few as four or six stumps across a wide span. The main house, with its full bearer grid, has many more support points per square metre. Fewer supports means each one carries more load and any individual failure has a greater effect on overall level.

Differential moisture conditions. Covered verandah floors create a zone where rain cannot reach the soil but evaporation continues. This creates a distinct moisture gradient between the verandah subsoil and the open surrounds, and on reactive clay, that gradient means differential movement.

Structural connection to the main house. Lean-tos are typically connected to the main house via a ledger board or bearer pinned into the main wall. When the lean-to settles or rotates, this connection is stressed. The visible result is a gap opening at the junction, the lean-to roofline pulling away from the main fascia, or cracks in the wall above the lean-to junction.

Timber deterioration. Verandah stumps are often more exposed to moisture variation than the main house stumps, at the roof drip-line, subject to seasonal wetting and drying. Timber in these positions deteriorates faster.

Common failure patterns

Sloping floor in the lean-to. The floor slopes toward the external edge (the lean-to is sinking away from the house) or toward the house junction (the lean-to is heaving up at the outer edge). Sloping floors can be measured with a simple spirit level, more than 10 mm per metre is noticeable; more than 20 mm per metre is significant.

Gap between lean-to ceiling/roof and main house wall. As the lean-to settles away from the house, the connection point opens up. This is often visible as a gap along the soffit or roofline where the lean-to abuts the main house.

Cracking in the lean-to walls. Because lean-to walls are often fibrous cement sheeting or weatherboard, relatively flexible materials, cracking is less common than in brick construction. However, cracking can appear at corners, at the junction with the main house, or in rendered additions.

Doors jammed or dropping. A door in the lean-to that jams in its frame, develops a visible gap at the top or bottom, or no longer latches is a reliable indicator of floor movement. The door frame racking is a direct reflection of the subfloor movement beneath.
