Foundation Inspection After Flooding in Wagga Wagga: What to Check and When

3-6 months post-flood:

  • Clay is drying, settlement and differential movement becomes visible
  • Best time for: crack assessment, floor level survey, stump inspection
  • Limitation: soil may not yet have reached its final settled state

6-18 months post-flood:

  • Soil approaching a new equilibrium
  • Most flood-related settlement has occurred
  • Best time for: deciding on repair approach, scoping remediation works
  • Complete the assessment before the next significant rainfall event re-saturates the soil

What to Inspect

1. External Structure

Cracking: Document all external cracks, photograph each crack with a ruler for scale and note its location. After a flood, new cracks may appear 3-6 months after inundation as the clay dries. Cracks that were absent before the flood and appear afterward are likely flood-related.

Floor-to-wall junction: On slab homes, examine the junction between the bottom of external walls and the top of the slab. Any gaps or separations may indicate the slab has moved differentially, either lifted during flood (from high water pressure) or settled afterward.

Drainage: Are stormwater drains functioning? Has flood-deposited silt blocked drainage channels or downpipe inlets? Blocked post-flood drainage causes ongoing soil saturation around the foundation.

Ground surface: Has the ground surface around the property changed? Flood deposits of silt or clay at the surface can alter drainage patterns and add weight to soil already stressed by the flood.

2. Subfloor Space (Timber Frame Homes)

This is the most important inspection for older North Wagga homes and other timber-frame properties:

Silt accumulation: Flood silt in the subfloor creates an ongoing moisture source. It also adds weight to the clay and can promote termite activity. Subfloor silt should be removed and the area cleaned out.

3. Concrete Slab Assessment

For slab homes in flood-affected areas:

  • Has any earthworks around the property changed drainage patterns?

High-Risk Damage Types After Wagga Flooding
