Plumbing Leaks and Foundation Damage in Wagga Wagga

How to Check for a Hidden Plumbing Leak

The Water Meter Test

Turn off all taps and appliances inside the home. Note the water meter reading. Wait 30-60 minutes without using any water. Re-check the meter. If it has advanced, you have a pressurised leak somewhere in the supply system.

A dial that continues to move slowly suggests a small ongoing leak. If the meter stays absolutely still, your supply pipes are intact, but this does not rule out drainage leaks, which are not under pressure and do not show on the meter.

Check Your Water Bill

A sustained unexplained increase in water consumption, especially over winter when outdoor irrigation is typically lower, is a strong indicator of a hidden supply leak.

CCTV Drain Inspection

This is the definitive check for drainage leaks. A licensed plumber passes a CCTV camera through your sewer and stormwater lines. Cracks, root intrusion, displaced joints, and bellied sections are all visible. If your cracks are concentrated in one area of the house and have been progressing despite wet weather, a localised moisture source is the likely cause. Get both a plumbing inspection and a foundation inspection concurrently.


The Repair Sequence Matters

A common and costly mistake: repairing the foundation without fixing the leak first. If a leaking drain or supply pipe is the moisture source, patching cracks and even underpinning will not stop further damage, the clay under the repaired zone will keep swelling as long as the leak continues.

The correct sequence is:

  1. Identify and confirm the leak, CCTV drain inspection and/or water meter test.
  2. Fix the plumbing, repair or replace the defective pipe. This may require excavation.
  3. Allow the clay to stabilise, after fixing the leak, allow at least one dry season for the saturated clay to partially drain. This step is often skipped, leading to foundations being repaired while the clay is still swollen, only to settle later.
  4. Assess residual damage, with the moisture source gone and clay partially drained, re-inspect to determine what foundation repair is needed.
  5. Repair the foundation, underpinning, restumping, or relevelling as appropriate.
  6. Address drainage, implement improved drainage around the foundation to prevent future moisture concentration, often including an ag drain and surface grading around the repaired section so groundwater is kept away from the footing going forward.

When the pipe is repaired and the clay dries, the previously swollen zone contracts and the slab settles back, but not evenly. This differential re-settlement after repair causes new cracking. Both the leak and the aftermath need professional assessment.

Q: How long after fixing a leak should I wait before repairing the foundation? A: In Wagga’s climate, a minimum of one dry season (summer) is advisable to allow the clay to partially drain.
