Cracks Above Door Frames and Windows: Why They Appear

Cracks above door frames are one of the earliest foundation-movement signs that homeowners notice, and for good reason: doors and windows are the weakest points in any wall, and diagonal cracks radiating from their top corners are almost always the result of the wall being pulled out of square. Whether that is serious or cosmetic depends on the width, direction and what else is happening in the house. This guide explains how to read cracks above door frames and windows so you know whether to monitor or act, and when a foundation inspection is the right next call.

Why openings are the weakest point in a wall

A continuous wall is structurally strong because every part of it distributes load evenly. The moment you put a door or window in it, you create a span: the masonry or framing above the opening has to bridge the gap without direct support below. That job belongs to the lintel, a beam or reinforced section that sits directly above the opening and transfers load to the jambs on either side.

The corners of door and window openings are stress concentration points. Under normal conditions the wall handles this without any sign. When the footing below moves even slightly, the stress concentrates exactly at those corners and the wall cracks where it is most vulnerable: diagonally up from the top corner of the opening.

This is why cracks above door frames tend to radiate from the corner rather than from the middle of the frame. The crack follows the line of maximum tensile stress, which runs diagonally upward from the corner at roughly 45 degrees in many cases, though the angle depends on the wall geometry and the direction of movement.

Reading the direction of the crack

The direction a crack travels and where it is widest can help indicate the type of movement occurring.

Crack wider at the top, narrowing downward: This typically indicates that the footing near the base of the wall on one side has dropped. The lower section of the wall has moved downward, creating a gap at the top of the opening. This is settlement: the footing has sunk and the wall is being pulled away at the top.

Crack wider at the base, narrowing upward: The opposite pattern. The base of the wall on one side has been pushed upward relative to the rest of the structure, closing at the top but opening at the bottom. This is consistent with heave, where the clay beneath the footing is expanding.

Crack that follows the mortar joints in a step pattern: Rather than running through the masonry itself, the crack travels diagonally by alternating horizontal and vertical mortar lines. These directional indicators help orient a professional inspection, but they are not conclusive diagnoses on their own. Multiple factors influence how cracks behave, including wall height, opening size, brick bond type and footing configuration.

Cosmetic versus structural at door and window openings

Not every crack above a door frame is a foundation problem. Some common cosmetic causes include:

  • Settlement cracking in render or plaster immediately after construction, as the structure dries out and minor movement is accommodated. These cracks tend to be very fine, hairline width, and do not progress.
  • Seasonal movement in a timber-framed wall around an opening, particularly if the door frame is timber and the surrounding wall is masonry. Differential movement between the two materials can produce a thin crack at the interface.
  • Shrinkage in plasterboard walls above aluminium door frames, where the two materials respond differently to temperature.

A structural crack is distinguished by: width greater than 1-2 mm, visible displacement between the two sides of the crack (one side higher than the other), active widening over time, or the presence of other foundation symptoms in the same area of the house.

What to check inside and outside

A quick walk around before calling anyone gives useful context.

Inside:

  • Note which corner the crack starts from: top-left, top-right, or both corners of the same opening
  • Measure the width at the widest point with a ruler
  • Check whether the door below the crack is sticking
  • Look at the floor in the same room for any slope toward the cracked wall
  • Check other door and window openings nearby for similar, perhaps smaller, cracks

Outside:

  • Stand back and look at the same external wall for stepped or diagonal cracks in the brickwork that might correspond to the internal crack location
  • Check the ground directly outside the affected opening: downpipes, garden beds raised against the wall, or pooling water
  • Look at whether the window above is square in its opening: a frame that has racked will be visibly out of true

Matching an internal crack to an external crack at approximately the same location strengthens the case for foundation involvement versus a purely cosmetic render issue.

FAQs

Are cracks above doors always a sign of serious foundation problems?

No. Many cracks above door frames are hairline cosmetic cracks from settlement during construction, seasonal movement, or differential expansion between frame materials. The size, rate of growth and context matter: a 0.5 mm crack in a two-year-old home is a different matter from a 5 mm crack with visible displacement that has appeared in the last three months.

My crack runs at 45 degrees from the corner. Is that normal?

Yes, that is the typical angle for tension cracks at opening corners. The wall is being pulled in two directions simultaneously: diagonally from the corner outward. The crack follows the plane of maximum tension, which is approximately 45 degrees for a square opening under uniform stress. The angle alone does not tell you whether the crack is serious; the width, rate of growth and accompanying symptoms do.

How do I know if my crack is still moving?

The simplest test is to stick a strip of paper or plastic tape across the crack and check it in two to four weeks. If the tape tears, the crack has moved. Can I fill the crack above my door with no-more-gaps?

Flexible filler will cover the crack temporarily but will re-open if movement continues. It is a reasonable cosmetic treatment for a crack you are confident has been stable for more than a year. It is not appropriate for a crack that is actively widening. Use it after getting an assessment if you are unsure.

Does one crack above one door mean I need underpinning?

Rarely, on its own. A single hairline crack that has been stable for years may simply reflect an old and resolved movement event. A pattern of cracks across multiple openings, combined with sticking doors and sloping floors, is a much stronger indicator of active foundation movement that may require intervention. Get an independent assessment before assuming the worst or the best.
