Drought, Clay, and Foundation Repair Timing in Wagga Wagga

Wagga Wagga’s reactive clay is already one of the most challenging foundation environments in regional NSW. But during drought, and the Riverina experiences severe multi-year droughts, the clay dries to depths not seen in normal years. This deep desiccation drives serious foundation problems that do not fully resolve when the drought breaks. Understanding the drought cycle helps you time repairs correctly and avoid the expensive mistake of repairing at the wrong point in the cycle.


What Drought Does to Wagga’s Clay

The reactive clay beneath Wagga homes responds to soil moisture. In a normal Riverina year, the clay dries to perhaps 1-1.5 m depth in summer, then partially recharges in winter. Foundations at typical depths (600-900 mm for stumps, or the slab edge bearing on clay) experience manageable seasonal movement.

During drought, the dynamics change fundamentally:

Deeper desiccation: Without adequate rainfall over one to three years, clay dries progressively deeper. In a severe Riverina drought, desiccation can extend to 2.5-4 m depth. Foundation elements that sit above this depth, which is virtually all shallow foundations, are now bearing on clay that has contracted far more than the seasonal baseline.

Greater total settlement: The cumulative settlement during a drought can be many times the seasonal movement. Homes in Kooringal, Tolland, and Lake Albert on H-class clay that have experienced two or three consecutive dry years may have foundations that have dropped 30-80 mm in the worst-affected positions.

Non-uniform drying: Drought desiccation does not dry the soil evenly. Areas near large trees, under hard surfaces (concrete paths and driveways block rainfall infiltration), and at the exposed perimeter of the building dry faster and deeper. Internal foundation positions, shaded areas, and spots under continuously irrigated garden beds dry less. The result is extreme differential settlement across the footprint.

Permanent deformation: Clay that has been deeply desiccated and then subjected to loading while dry can undergo some permanent compression of the clay structure. When rainfall eventually returns, this zone may not fully recover to its original volume. This means some of the settlement from drought cycles is effectively permanent, the foundation does not rise back to where it started even after normal rainfall resumes.


Drought Cycles in the Riverina

The Riverina is subject to the El Niño/La Niña climate cycle, which drives alternating drought and wet periods typically on 4-8 year cycles. Notable recent Wagga-region drought periods include:

  • 2002-2003: Severe drought, widespread soil cracking visible across the city
  • 2006-2009: Millennial drought conditions in parts of the period
  • 2017-2019: Preceding the record-breaking 2021 wet season

The pattern of severe drought followed by rapid wetting creates a particularly damaging cycle: deep contraction followed by rapid rehydration, with the rehydration sometimes generating heave that further distresses structures already cracked by the preceding drought settlement.


The Best Time to Do Foundation Repairs in Wagga

During Drought (Summer Through Extended Dry Periods)

Assessment: Yes, this is an excellent time to assess foundation condition. The clay is at or near its driest, meaning any settlement or differential movement is at maximum visibility. Floors are at their most sloped, cracks are at their widest, and the pattern of movement is clearest.

Repair: This is a complicated question. There are arguments both for and against:

Arguments for repairing during drought:

  • You can see the full extent of the problem
  • Access to sub-floor is easier in dry conditions
  • Concrete cures better in warm, dry weather

Arguments for waiting:

  • If you relevell a floor to horizontal when the clay is at maximum contraction, the floor may move again when the clay rehydrates in the next wet season
  • Deep clay moisture levels are changing rapidly during drought, the “stable” baseline is a moving target

The professional consensus: Do not carry out relevelling or any elevation-sensitive repair (including house jacking) during the maximum drought period if the clay is still actively losing moisture. Wait until the clay approaches a seasonal moisture equilibrium, typically late autumn to early winter, when the main drying season is over but significant rain has not yet recharged the clay.

Late Autumn to Early Winter (May, July)

This is generally the best window for foundation repair in Wagga Wagga:

  • Clay drying has slowed or stopped (temperatures dropping)
  • Summer peak desiccation is past, clay starting to stabilise
  • Rain has not yet substantially recharged the soil
  • Clay is at a relatively stable, dry-to-moderate moisture state
  • Concrete can still cure adequately in Wagga’s autumn temperatures

Restumping and relevelling at this time gives the best chance of setting levels that will be appropriate through the subsequent wet season without significant additional movement.

Mid-Winter (June, August)

Acceptable for most repair work. Clay is transitioning to a wetter state but Wagga’s winter rainfall is not usually intense enough to cause rapid heave. Concrete curing is slower in cold conditions but remains viable.

Avoid carrying out relevelling or jacking operations during or immediately after significant rainfall events when the clay surface is saturated and still expanding.

Spring and Early Summer (October, December)

Not ideal for major relevelling. The clay is beginning to dry and will continue drying through summer. Levels set in spring may shift noticeably through the summer drying cycle. For screw pile underpinning (which fixes the foundation to depth and is less sensitive to surface moisture), spring is acceptable. For relevelling operations on stump foundations, defer to late autumn.


After a Drought Breaks: Special Considerations

The period immediately after a Riverina drought breaks deserves specific attention. When significant rainfall arrives after extended dry conditions:

Rapid rehydration: Clay that has been deeply desiccated rehydrates from the top down. The top 300-600 mm may swell significantly within weeks of rainfall, even though deeper layers remain dry. This near-surface swelling can cause upward movement in some zones.

Heave where settlement was expected: After a drought, homeowners often expect the clay to partially recover and settlement to partially reverse. What sometimes happens instead is uneven heave, some zones heave while adjacent zones remain settled, creating new differential movement in a different direction.

Post-drought timing: If you have been waiting through a drought to assess damage before repairing, the best window is often the first autumn after the drought breaks, approximately 6-12 months after significant rainfall has resumed. This allows the near-surface clay to reach a new equilibrium before repair work is carried out.


Practical Advice for Wagga Homeowners

  1. Inspect and photograph annually, particularly in February (peak drought effect) and July (post-winter recharge). Comparing these records shows whether movement is seasonal or progressive.

  2. Do not delay major repairs indefinitely, there is a temptation to wait for “the right time.” For progressive foundation problems, delay means more cumulative damage that is more expensive to repair. If movement is active, get an inspection and plan the repair.

  3. Coordinate tree removal with repair timing, if you are removing a large tree (which was contributing to clay desiccation), allow at least one full year post-removal before carrying out relevelling. The clay is rehydrating and heaving after removal; repairing during this period will likely need revision.

  4. Get an irrigation system under control before repair, foundation repair on a slab or stump home next to a garden with an irrigation system running against the foundation is unlikely to remain stable. Sort out the drainage and irrigation before committing to repair costs.

Q: My floors slope badly in summer but recover somewhat in winter, should I repair in winter when they look better? A: No, repairing when the floors “look better” means repairing during peak clay moisture, and the foundation may have temporarily heaved back toward level. Repair in late autumn for the most stable starting point.

Q: We are in year 3 of a drought, when should I repair my cracked walls? A: Get an inspection now to assess the full damage extent. Plan repairs for the first late autumn after the drought breaks, when the clay has partially recharged but is approaching a new equilibrium. Do not wait more than 12 months after the drought ends, as the rehydration cycle will be re-starting.

Q: Can drought make my foundation crack permanently? A: Yes. Extreme drought desiccation can cause permanent compression of the clay structure and irrecoverable settlement of foundation elements. Some of the movement from major Riverina droughts does not reverse when rainfall resumes.

Q: Is there a “safe” season to have foundation inspections done? A: Inspections can be done any time, and it is actually useful to have inspections in multiple seasons to compare seasonal vs. progressive movement. An inspection in February (worst of summer) and June (after first significant rain) gives a much clearer picture of what’s happening than a single inspection in one season.

Q: My contractor says to repair in January when it’s hot and dry so the concrete sets faster, is that right? A: Concrete sets faster in warm weather, but rapid drying is actually a quality concern (concrete needs moisture to cure properly, not to dry out). January is not the preferred repair window for the clay reasons described above. Good contractors use curing compounds or wet-curing methods to manage concrete in hot weather, the season alone should not drive the timing decision.
