Soil Heave vs Settlement: How to Tell Which One Is Happening

Soil heave and settlement are opposite problems that produce different damage patterns in a home, and the distinction matters because the appropriate repair approach is different for each. Settlement is the footing dropping; heave is the footing rising. Both happen on the reactive clay soils common in Wagga, and both can produce cracking and distortion, but the cracks look different, they appear in different locations, and they occur at different times in the seasonal cycle. The mechanics: what heave is, what settlement is

Settlement occurs when the soil beneath a footing compresses or loses volume, allowing the footing to drop. On reactive clay, the most common cause is moisture loss: the clay dries out, the particles pull together, and the ground surface drops. Drought, trees pulling moisture from the soil, and poor drainage that allows the perimeter soil to dry faster than the interior soil are the leading causes in Wagga.

Heave occurs when the soil beneath a footing gains volume, pushing the footing upward. On reactive clay, the most common cause is moisture gain: the clay absorbs water and expands. Post-flood saturation, burst water services, removal of a large tree (which allows the clay to rehydrate), and concentrated irrigation against the house wall are the common triggers.

Both produce differential movement when they occur unevenly across the footing footprint. Most foundation problems in Wagga are settlement-dominated, because the climate produces more dry periods than sustained oversaturation at footing depth. But heave does occur, particularly after significant flood events or tree removal, and distinguishing it from settlement changes the repair strategy significantly. Crack shapes: settlement wider at top, heave wider at bottom

The most useful single indicator for distinguishing settlement from heave in a wall crack is where the crack is widest.

Settlement crack: When a footing drops on one side, the wall above is being pulled downward at that side while the rest of the wall remains connected at its original height. This creates a tension zone at the top of the affected section, so the crack is wider at the top and narrows toward the bottom. In brickwork, this manifests as a stepped crack in the mortar that is clearly wider where it starts and tapers as it runs down.

Heave crack: When a footing rises on one side, the wall above is being pushed upward at that side while the rest of the wall is attached at its original height. This creates a compression and tension zone at the base of the affected section, opening a crack that is wider at the bottom and narrows toward the top.

These crack directions are indicators, not certainties. Wall geometry, openings, restraint from other structural elements and the specific distribution of the movement all influence the final crack pattern. Where in the house each usually appears

Settlement and heave tend to concentrate in different locations within a home.

Settlement most commonly appears at the corners of the building, particularly on the south and east sides that are more exposed to drying winds and less shaded, and under or near large deciduous trees. In Wagga’s older brick-veneer and double-brick homes, corners are where the footing spans are most exposed to differential drying. In timber-floor homes, settlement concentrates wherever individual stumps have rotted or sunk.

Heave is more likely to appear near the centre of a slab, or on the side of the house that was most thoroughly saturated during a flood event. In post-flood situations, heave can appear on the lower-ground side of a sloped block where water pooled longest. Heave from burst pipes tends to be very localised to the area around the break.

The tricky case: both happening in the same house

It is entirely possible for settlement and heave to be occurring in different parts of the same house simultaneously. A north-facing corner drying out during drought while a section of the house near a saturated drainage channel is experiencing the opposite condition is not an uncommon scenario in Wagga’s climate.

This simultaneous opposition is the reason why visual inspection of crack patterns alone cannot confirm the repair strategy. A crack that looks like settlement at the north corner and a crack that looks like heave near the laundry wall may both be accurate, with two different problems co-existing under the same roof.

This situation is more common than many homeowners expect, and it is one reason why the repair approach that addresses settlement (underpinning or re-levelling) is not necessarily the correct approach for every section of the building. Why the fix differs between heave and settlement

Treating heave as if it were settlement, and vice versa, produces outcomes ranging from ineffective to actively harmful.

Settlement repair generally involves adding bearing capacity below the footing, via underpinning pins, screw piles or resin injection, to support the footing at its current level and prevent further drop. The footing is stabilised at its position; the goal is to stop it moving further.

Heave repair is usually a moisture management problem rather than a bearing capacity problem. The footing has been pushed up by expanding clay; adding piles below a heaving footing does not address the expanding clay. The correct approach is to identify and remove the moisture source: address the drainage, repair the burst service, manage the post-tree-removal rehydration. In some cases where heave has lifted sections permanently and then the soil has dried and the footing has locked in a raised position, there may be a re-levelling component, but the root cause is always moisture management.

This is why a correct diagnosis before repair is not optional. Underpinning a heaving footing is likely to be ineffective and expensive. Leaving a settling footing to be managed through drainage improvement alone will not be sufficient if the bearing capacity is compromised.

FAQs

Can heave and settlement happen on the same property?

Yes, and it is more common in Wagga than many homeowners realise. A home on a sloped block, or with a mix of sun-exposed and shaded sections, can have drying-induced settlement at one end and moisture-induced heave at another. A proper inspection assesses the full picture before any repair is specified.

My walls have cracks that are wider at the top. Does that definitely mean settlement?

It is a strong indicator, particularly in combination with other signs like a floor that drops toward that wall and doors sticking at the upper latch corner. But wall cracks are interpreted in context: the direction of the widening, the location of the crack relative to openings, and what is happening at the base of the wall all contribute to the diagnosis. Do not rely on crack direction alone without a professional assessment.

Is heave as common as settlement in Wagga?

Settlement is more common because the climate produces more prolonged dry periods than it does sustained oversaturation at footing depth in most parts of the city. Heave does occur, particularly in flood-affected areas near the Murrumbidgee, after large tree removals, and in cases of burst pipes or sub-surface water services. It is less common but significant when it does occur.

Does heave damage fix itself when the soil dries out?

Partially, sometimes. If the heave was triggered by a single moisture event that has since resolved, the soil may partly recover as it dries, and the footing may return toward its original position. However, any masonry cracking that opened during the heave event will not close automatically; the crack may narrow but the structural bonds between crack faces are broken. The structural damage is permanent even if the soil movement recovers.

How do I know if my floor is sloping from heave or settlement?

The direction of tilt is the key. A floor that slopes away from a wall (dropping toward the middle of the room or toward the opposite wall) is more consistent with settlement at that wall’s footing. A floor that is higher near a wall than in the rest of the room, or that humps in the centre of the room, is more consistent with heave. Use a spirit level and record both the direction and degree of slope, then share this with whoever does the inspection.
