Before you go inside, spend fifteen minutes walking the perimeter of the building and photographing everything you see. Work your way around systematically.
Brickwork and mortar joints: Look for stepped cracks in brickwork, diagonal zig-zag patterns that follow the mortar joints. Wide stepped cracks (more than 3-4 mm) are a foundation movement indicator. Note where the crack is widest: wider at the top suggests the footing has dropped; wider at the bottom suggests heave.
Corner cracks: Cracks radiating diagonally from the upper corners of window frames and door frames are one of the most consistent early signs of differential foundation movement.
Walls leaning or bowing: Stand back from each wall and look along its face. A wall that bulges outward or leans visibly has experienced lateral movement.
Ground slope around the house: Ideally, the ground should fall away from the building on all sides. Ground that slopes toward the house, garden beds built up against the walls, or paths that have sunk and pool water against the footings are all drainage problems that drive reactive-clay moisture variation.
Downpipes and gutters: Check where every downpipe terminates. Downpipes discharging directly against the footing, or into blocked splashbacks that overflow back toward the building, are a common cause of localised foundation movement.

Doors and windows: Try every door and every window. Doors that stick at the top or bottom corner, or windows that will not close properly, indicate frame distortion from foundation movement. One sticking door is common and may be humidity-related; three or four sticking doors or windows across a house is a pattern.
Cornices and wall-ceiling junctions: Run your eye along the line where walls meet ceilings. Any separation, crack, or step change here can indicate differential movement between walls and roof structure.
Internal wall cracks: Look at every wall surface. Hairline cracks in plaster are normal. Cracks wider than 2-3 mm, cracks that run diagonally across plasterboard or plaster, and cracks that are wide at one end and close at the other all warrant documentation. Note the direction: diagonal cracks from the corners of openings are particularly significant.
Skirting boards: Check whether skirting boards are flush to the floor or whether gaps have opened, particularly at one end of a wall. A tapered gap, narrow at one end, open at the other, means the floor has tilted.

Sub-floor: Look for stumps that are leaning, soft, rotted, or pulling away from the bearer above. Look for mud tubes on timber surfaces (termite sign). Not necessarily on every purchase. A clean building inspection report on a relatively new home in a non-flood-prone suburb with no visible cracking or movement signs is a reasonable basis for proceeding. Consider an engineer’s report when: the property is pre-1975, in a flood-fringe suburb, showing any cracking or sticking-door pattern, or when you are paying above-market for a home and want full certainty.
What is the difference between a building inspection and a structural inspection?
A building inspection covers the general condition of the property including structure, roof, plumbing and electrical. A structural inspection specifically focuses on structural integrity and may involve load-path analysis and engineering assessment. The latter requires a structural engineer and produces a document that can be used to specify and quote repair works.
The building inspector said the cracks are “cosmetic”, should I trust that?
A qualified building inspector can make a reasonable assessment of crack severity based on visual inspection. However, confirming whether cracks are cosmetic or structural sometimes requires more than visual evidence, particularly on reactive-clay sites where the surface condition in a wet season may look better than the underlying problem.
